How do you handle maintenance requests?

Tenants can submit maintenance requests through our convenient online portal. We promptly coordinate with trusted, vetted vendors to address issues efficiently, keeping your property in excellent condition and your tenants satisfied. How often will I receive updates about my property?

We provide monthly statements and updates to keep you informed about your property’s performance. However, we’re flexible and can adjust the frequency based on your preferences.

 

What happens if a tenant doesn’t pay rent on time?

We diligently enforce lease terms by sending late notices, charging late fees when appropriate, and initiating eviction proceedings if necessary, all while keeping you informed throughout the process. Since our fees are structured according to the income we actually collect, you can rest assured that our main priority is collecting all charges on time.

 

How do you handle security deposits?

We collect and hold security deposits in a separate escrow account as required by Connecticut law. We manage them according to legal guidelines and return them to tenants minus any legitimate deductions according to the move-out inspection performed as part of every move-out.

 

Can you help with legal compliance and landlord-tenant laws?

Yes, we stay up-to-date on local, state, and federal laws to ensure your property remains in full compliance, reducing your risk and providing peace of mind. Do you handle evictions if necessary?

Although evictions are rare, we will assist with any necessary eviction proceedings from start to finish, including representing you in court proceedings, as needed, for an additional cost to cover our own administrative expenses.

 

How do you determine the rental rate for my property?

We perform a comprehensive market analysis every time a property is listed considering factors like location, property condition, and current market demand to set a competitive rental rate that maximizes your return on investment. Can I use my own vendors for repairs and maintenance?

Yes, if you have preferred vendors, we’re happy to coordinate with them. Alternatively, we can utilize our network of vetted local professionals to ensure high-quality work at competitive rates. Please note, all maintenance work will incur a 10% coordination fee to cover our administrative costs regardless of vendor preference.

 

How do you handle tenant complaints or issues?

We address tenant concerns promptly and professionally, working to resolve issues efficiently to maintain good tenant relations and protect your property’s reputation. Plus, most tenants love our state-of-the-art online resident portal, through which they can pay rent electronically, setup recurring automatic payments, schedule and track maintenance requests, and so much more!

 

How do you ensure my property remains in good condition?

Do you provide financial and accounting reports?

Does my property management company need a license?

Yes. Per Connecticut state law, property managers who provide real estate “services” to their clients are required to obtain and hold all related licensure, and also be properly registered with the appropriate state agencies like CT DCP and DRS. 

 

What if I decide to sell my property?

We can assist you with the sale through our realty services, providing expert guidance and support throughout the process.
