$1,000 PET DAMAGE PROTECTION GUARANTEE

Our Pet Damage Protection Guarantee gives our clients the confidence to allow approved pets in their property.

If an approved pet causes damage exceeding the tenant’s security deposit, we will pay the additional repair costs up to the combined maximum amount of $1,000 per lease for all applicable guarantees (see our Eviction Fees Protection Guarantee policy).

General Terms

 

Approved Pets Only: Applies only to pets approved by Gold Coast Rental Management LLC that are documented in the lease.

Damage Assessment: Damage to be determined by us during a thorough inspection to document and assess actual damages sustained.

Cost Recovery and Coverage: Damage repair costs actually incurred are first charged back to the tenant(s). We will make an effort to collect those costs from the tenant(s) to repay the property owner, including deducting those costs from the tenant(s) security deposit, if necessary. Thereafter, the remaining repair costs incurred by the property owner are covered, up to the combined per-lease limit (see “Combined Coverage Limit” below).

Cost Recovery: Gold Coast Rental Management LLC will have a first claim position against the resident(s) for any payment(s) recovered.

Eligibility and Exclusions

 

Eligibility: Only eligible to property owners with no violations of an active residential Property Management Agreement and a receivable account in good standing.

Exclusions:

 

  • Unapproved Pets and Service Animals: Damages from unapproved pets, or service animals, are not covered.
  • Government Programs: Pets belonging to tenants under government-subsidized programs are excluded.
  • Normal Wear and Tear: This guarantee does not cover routine maintenance and normal wear and tear.
  • Other Exclusions: Normal wear and tear, loss of rent, and damages not related to pet activity.

Combined Coverage Limit

 

Please note that the total maximum reimbursement under all guarantees is $1,000 per lease agreement, including both eviction legal fees and pet damage repair costs combined. This means that whether costs arise from eviction proceedings, pet damages, or a combination of both, the total amount we will reimburse will not exceed $1,000 for that lease, including any renewals or extensions.

Termination

 

Termination of the residential Property Management Agreement will result in the immediate termination of your enrollment in our Pet Damage Protection Guarantee. Upon termination, Gold Coast Rental Management LLC will not be responsible for any claims, whether arising before or after the termination date.
