EVICTION FEES PROTECTION GUARANTEE

If a tenant we placed defaults on rent or breaks any term of the lease, and eviction becomes necessary as a result, we will reimburse you for all legal fees incurred in excess of the tenant’s security deposit and ledger chargebacks, up to the combined maximum of $1,000 per lease for both eviction fees and pet damage repairs (see our information on our Pet Damage Protection Guarantee).

General Terms
Tenant Placement by Us: The guarantee only applies to tenants screened and placed by Gold Coast Rental Management LLC.
Manager’s Sole Discretion: If a tenant defaults on the payment of rent or breaks any term of the lease, we have the sole discretion to begin legal proceedings for eviction. We manage the eviction process entirely to ensure compliance and efficiency.
Cost Recovery and Coverage: Eviction legal fees actually incurred are first charged back to the tenant(s). We will make an effort to collect those costs from the tenant(s) to repay the property owner, including deducting those costs from the tenant(s) security deposit, if applicable. Thereafter, the remaining repair costs incurred by the property owner are covered, up to the combined per-lease limit (see “Combined Coverage Limit” below).
Cost Recovery: Gold Coast Rental Management LLC will have a first claim position against the resident(s) for any payment(s) recovered.
Eligibility and Exclusions
Eligibility: Only eligible to property owners with no violations of an active residential Property Management Agreement and a receivable account in good standing.
Exclusions:
- Owner-Placed Tenants: This guarantee only applies to tenants screened and placed by Gold Coast Rental Management LLC.
- Government Housing Programs: Eviction fees for tenants participating in government-subsidized programs, including Section 8, are excluded.
Combined Coverage Limit
Please note that the total maximum reimbursement under all guarantees is $1,000 per lease agreement, including both eviction legal fees and pet damage repair costs combined. This means that whether costs arise from eviction proceedings, pet damages, or a combination of both, the total amount we will reimburse will not exceed $1,000 for that lease, including any renewals or extensions.
Termination
Termination of the residential Property Management Agreement will result in the immediate termination of your enrollment in our Eviction Fees Protection Guarantee. Upon termination, Gold Coast Rental Management LLC will not be responsible for any claims, whether arising before or after the termination date.
